Application by UPLAND Planning + Design on behalf of the property owner to rezone a portion of a parcel of land off of Old Trunk Road in Elmsdale from the MU (Mixed Use) zone to the I-3 (Heavy Industry) zone.

The applicant is requesting to rezone a portion of PID 41556614 located along Old Trunk Road in Elmsdale from MU (Mixed Use) to I-3 (Heavy Industry) to allow for the construction of a precast concrete element production and storage yard through the as-of-right permitting process.

Examples of uses permitted in the I-3 zone include but are not limited to manufacturing, processing, assembly, or warehousing operations, offices, research facilities, commercial and industrial uses, and composting operations. Please note that while the applicant has indicated the proposal intentions following the rezoning application, any of the uses permitted in the I-3 zone would be permitted pending that all municipal regulations are satisfied. The major aspects of the proposal are as follows:

  • a production building with a footprint of approximately 6000 square metres and 14.5 metres in height;
  • an office building of approximately 500 square metres and 14.5 metres in height;
  • a storage yard between 38,530 and 39,400 square metres; and
  • on-site septic and water systems.

The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, traffic impact, existing site conditions, and proposed uses.
