The Affordable Housing Association of Nova Scotia (AHANS), has applied to enter into a development agreement for the development of a mixed-use building.

Proposal

The applicant has applied to enter into a development agreement for a six‑storey mixed‑use building with residential units and ground‑floor commercial space at PID 40423889 on Sackville Drive.

The proposal includes a new driveway access from Sackville Drive, 81 residential units with 40 per cent to be offered at below‑market rates as defined by provincial and federal standards, and 45 square metres (489 square feet) of local commercial space at grade. The development also provides approximately 1,030 square metres of amenity space, including 490 square metres of outdoor amenity area, along with 68 below‑grade and 28 surface vehicle parking spaces, and a total of 41 bicycle parking spaces, comprising 33 sheltered and 8 unsheltered spaces.

The Development Plans (provided below) outline the development proposal in detail, and include information related to location of the proposed building, parking locations, driveway access, elevations, floor plans, landscaping, amenity spaces and preliminary servicing.

Process

The application will be considered under the Development Agreement Process.

Status

The feedback period has been extended to account for zoning changes that took effect on February 2, 2026, as part of amendments to the Regional Municipal Planning Strategy. These changes occurred separately and while the Planning Application 2025-01045 is under review with the Municipality. An updated factsheet about the changes can be found by clicking here.
